Lane County Oregon No Money Down USDA Loans
USDA continues to be one of the very few no down payment options available for Lane County residents to get into a new home without a down payment.
Homes qualifying for the No Money Down Option have to be outside of the urban growth boundary of Eugene/Springfield, but it leaves a lot of the county available for purchase. For instance, homes in Creswell, Cottage Grove, Veneta and Junction City should qualify for financing under the USDA Guaranteed Loan Program.
Further out, homes in Oakridge, Westfir, Florence and Drain also qualify for the program. There are household income limits, but they are currently very liberal. A family of 1-4 people can make up to $74,050 and still qualify for the program. A family of 5 or more can qualify with up to $97,750 in Lane County. There is no maximum loan amount (other than jumbo), you just have to qualify for the loan based on your income. Credit is fairly liberal also. The program does not finance farms, it is for the financing of rural/sub-urban areas, like Harrisburg, Halsey and even Roseburg and all of Douglas County.
