VA loan guarantee only for Veterans
VA Guaranteed Home Loans are different than any other type of loan in one very interesting way. To get a VA guaranteed loan, you have to be a veteran (and spouse) or an active duty military (and spouse) or the surviving (un-remarried) spouse of a veteran. What that means is that a couple that are not married and only one of them is a veteran, VA loan benefits are nearly not available.
(There is a complicated exception of using part of the guarantee and qualifying separately but I don’t know of a lender that will go through the challenge of even trying to get this done.)
Basically what this means is that to get a joint loan with VA Guaranteed financing, the two people need to be married or else they have to have separate eligibility. Without being married, only the veteran is eligible for the loan and must qualify for the loan individually. Interestingly, I was asked this week that if a same sex couple were married in one of the states that offers such marriages and one of them were eligible for a VA loan, could they make a joint application. As near as I can find out, they should be able to. It would be an interesting case.
